A moisture meter is a handheld instrument that measures the water content within building materials such as drywall, wood, and flooring to assess whether materials have dried adequately after water damage.
A moisture meter is a handheld device used to measure the amount of water present in building materials. Restoration professionals use these meters to track whether drywall, wood framing, flooring, and other materials are drying properly after water intrusion from flooding, burst pipes, or leaks.
Two main types exist. Pin meters have metal probes that insert directly into materials, measuring conductivity to calculate moisture content. Pinless (or non-invasive) meters use sensors that read moisture levels from the material surface without creating holes, making them useful for finished surfaces or when minimal damage is preferred.
Readings guide the drying process by establishing baseline moisture levels when work begins, tracking progress during dehumidification and air movement, and confirming when materials have reached normal moisture ranges. Different materials have different target readings. For example, hardwood flooring has different equilibrium moisture levels than drywall or concrete.
Restoration teams rely on moisture meter data to decide when to stop running equipment, when affected areas are safe to renovate or refinish, and to prevent secondary damage from over-drying or mold growth from incomplete drying. This objective measurement prevents guesswork and ensures the structure genuinely is dry rather than appearing dry on the surface. Many structural drying professionals use multiple readings across affected zones to confirm uniform drying before completing the job.
